The short answer
A mortgage valuation helps the lender assess its security. A home survey investigates condition within an agreed scope. Conveyancing searches provide information from records and data. Paying for one does not mean the other checks have been done.
Ask what question each check answers, not just what it is called.Do not mistake lender approval for a condition report
Your mortgage lender decides what valuation it needs. That exercise should not be assumed to give you a detailed account of defects or future repair costs.
When you receive a document, check who commissioned it, who can rely on it and what it covers. A lender being willing to lend is different from you understanding the cost of looking after the home.
Choose a survey with the property in mind
RICS describes different levels of home survey. Discuss the age, construction, condition and alterations with the surveyor so they can explain an appropriate service. Some services include a valuation; others do not.
Before booking, ask about access, exclusions and the opportunity to discuss the findings. Share particular worries from the viewing, such as staining, cracking or recent alterations. Do not ask for the cheapest report without checking whether it addresses the questions you need answered.

Turn findings into decisions
Read the report and ask the surveyor which issues need urgent investigation, which are maintenance matters and where another specialist is needed. Get suitable estimates if repair costs could affect your ability to proceed.
Send relevant findings to your conveyancer. A physical alteration may prompt questions about permissions or documents, while a defect may affect your negotiations or lender. Decide what you need resolved before exchange, when your room to walk away usually changes.
If the valuation is below the price
Ask your lender or broker how the valuation affects the loan actually available. Work through the funding gap before agreeing to cover it. Increasing your cash contribution may leave too little for tax, fees and repairs.
You can discuss options with the seller and your advisers, including a renegotiation or reassessing the purchase. A lower valuation is not automatically proof that one party is wrong, and a different application is not guaranteed to produce a different outcome.
Your next steps
- Check exactly what the lender's valuation covers.
- Choose the survey scope with a surveyor.
- Investigate important findings before exchange.
- Recheck funding if the valuation changes the loan.
A little more clarity
Are searches included in a survey?
They are normally separate services. Check your appointments and quotes rather than assuming one professional has arranged the other's work.
