Terms and conditions

These terms apply to Millennium Legal’s conveyancing introduction and support services. Millennium Legal is a trading style of Millennium Legal Conveyancing Ltd, registered in England and Wales under company number 16483640. Our registered office is 5 Canon Court, Institute Street, Bolton, England, BL1 1PZ.

1. Overview

  • Millennium Legal operates as a property transaction referral and case management service. We are not a firm of solicitors. Legal advice and services are provided by your independently regulated, appointed conveyancer or solicitor.
  • Our objective is to offer competitive fees and efficient conveyancing services to our clients.

2. Quotations

  • Applicable for properties in England and Wales.
  • Prepared based on the information you provide, aiming for maximum accuracy.
  • Valid for 30 days from the date of issue.
  • Subject to changes in disbursements (e.g., Stamp Duty Land Tax, Land Registry fees).
  • Reviewed and accepted by the assigned Conveyancer/Solicitor.
  • In case of changes to fees or disbursements:
    • Clients are informed of additional costs and reasons by either the Conveyancer or Millennium Legal.
    • Clients may cancel the instruction within 14 days of notice; otherwise, revised costs are accepted.
  • Includes a fixed fee element, subject to change based on property complexities.
  • If fees change, we request a response within 7 days from the client.

3. Searches

  • Quotation includes only a local authority search by default.
  • Additional searches will incur extra charges.
  • Additional searches may be required by Lenders or Conveyancers.
  • We recommend purchasing essential searches and hope they suffice.

4. Payments

  • A non-refundable File Opening Fee of £180 including VAT.
  • Biometric ID/AML Checks on all parties.
  • Charges for additional related work based on the nature of the transaction.
  • Local Authority search pack included, with charges applied once ordered.

Payment structure:

  1. Initial payment for early expenses.
  2. Payment for searches.
  3. Payment for surveys (if applicable).
  4. Upfront payment to the conveyancer (if required).
  5. Final settlement to the conveyancer.

5. Cancellations and refunds

  • Within 14 days: Refund of Initial Payment, excluding File Opening Fee and ID/AML check costs.
  • After 14 days: No refund, but credit retained for future transactions (3 years).
  • Cancellation before exchange or completion: Legal fees covered by “no move no legal fee” policy, but disbursements and survey costs payable.
  • Company’s right to terminate for client misconduct.
  • Monies paid for searches are non-refundable.
  • Refunds from Millennium Legal are full and final settlements of all claims.

6. Possible additional fees

  • Millennium Legal is not liable for additional fees incurred by the client.
  • Liability limited to the Initial Payment made by the client.
  • In case of errors leading to additional costs, clients have the right to cancel, but costs are not covered by Millennium Legal.
