The short answer
Choose a regulated professional who can handle your property and act for your lender where needed. Then compare the complete quote, communication arrangements and engagement terms. You do not always need a firm on the property's high street.
Fit for your transaction matters more than distance from the property.Check who provides the legal advice
Find out the name of the legal firm, its regulator and who will handle your matter. An introducer, estate agent and solicitor can all be involved, but they do different jobs.
Millennium provides a referral and case management service and introduces clients to independent panel law firms. Your appointed firm carries out the legal work and provides legal advice. Ask how questions and concerns pass between the two.
Confirm lender and property suitability
If you need a mortgage, check the firm can act for your chosen lender. Tell the quote provider about leasehold, a new build, shared ownership, an auction or other complications.
Ask who will handle specialist issues and whether they are included in the quote. Online communication can be convenient, but the method of communication does not by itself prove the firm is suitable for your transaction.

Ask how updates and absences work
Find out your main contact, how often you should expect updates and who covers when that person is unavailable. Tell the provider if you need help with online documents or have accessibility requirements.
Look for an explanation of the process that you understand. A promise of constant updates is less useful than knowing how to get a specific question answered and how to escalate a concern.
Compare the whole cost and terms
Check the legal fee, VAT, third-party payments, possible additional work and money due at the start. Ask what happens if the move falls through or you change firms.
Referrals can involve commercial arrangements. Ask how any referral fee or separate charge is disclosed in your documents. You should be able to choose with a clear understanding of the roles, costs and service you are agreeing to.
Your next steps
- Identify the firm and regulator.
- Check suitability for your lender and property.
- Agree contact and cover arrangements.
- Read the full quote and engagement terms.
A little more clarity
Must my conveyancer be local?
Many transactions can be handled remotely. Suitability, regulation, lender acceptance and the service you need matter more than proximity alone.
